Roofing Before & After in Pasadena, CA
Most roofing claims sound the same until you see the work. That’s why we photograph every job before we touch it and again when the last shingle is set. You see the rot, the failed flashing, the gaps. Then you see what got fixed, with the same angles and the same light. Here are a few transformations from Pasadena homes.
Styles & brands we work with

Recent Transformations
Asphalt Shingle Replacement, Bungalow Heaven
The original three-tab roof had been on this 1940s bungalow for close to two decades. Shingles were curling at the edges and the south-facing slope had lost most of its granules, leaving bare fiberglass mat in patches. We tore everything down to the deck, replaced two sheets of water-damaged plywood, and laid a full system of Owens Corning Duration architectural shingles. The homeowners got before-and-after photos at every step, plus a written price before the tear-off started. The number on the estimate was the number on the final invoice.
Chimney Flashing Repair, Madison Heights
A leak near the fireplace is almost never the fireplace. On this Madison Heights home, the old chimney flashing, the metal strips that seal the joint where the roof meets the brick, had corroded through and separated. Water had been running behind the stucco for at least a full rainy season. We removed the old flashing, cut a new reglet into the mortar joints, installed new step and counter flashing, and sealed everything with a commercial-grade urethane. The repair is covered, in writing, for 365 days. If it leaks again, we come back and fix it at no charge.
Tile Roof Repair, San Rafael Hills
Clay tile roofs in the San Rafael Hills take a beating from heat and the occasional branch. This one had a section of cracked tiles along a valley, and the underlayment beneath had started to fail. We sourced replacement tiles matched to the existing profile and color, pulled the damaged section, replaced the underlayment, and reset the tiles. The family had put off the repair for two years because past roofing bids felt vague. We sent a written, line-item price before any work started, and a digital invoice by text when the job was done.
Flat Roof Coating, Northwest Pasadena
Flat roofs in Pasadena face a unique problem: standing water after storms and relentless UV between them. This one had the classic alligatoring pattern, cracks in the old modified bitumen, and two seams that had opened. We pressure-washed the surface, repaired the seams, and applied a seamless white silicone coating. The white reflects heat, which helps keep the interior cooler through our August and September heat waves. The homeowner knew exactly who was arriving each day. Our technicians are background-checked and uniformed, and a live person answered when they called to confirm the arrival window.
Roof Replacement After Storm Damage, Linda Vista
The windstorm that moved through the Linda Vista area had peeled back an entire section of this roof, exposing the deck and letting water through to the ceiling below. Because the house had a second layer of shingles already, code required a complete tear-off. We removed both layers, replaced damaged fascia board, installed new underlayment, and finished with CertainTeed Landmark shingles. The homeowners received a written price before the work began and a written guarantee on the entire replacement when we finished. No change orders, no surprises on the invoice.
Skylight Flashing Replacement, Hastings Ranch
“The skylight is leaking” usually means the skylight frame has failed, not the glass. On this Hastings Ranch home, the original flashing kit had been installed without proper underlayment integration, and the sealant had cracked. Water was tracking down the drywall on both sides of the opening. We removed the old kit, installed a new flashing system tied into the roof underlayment, and added ice-and-water shield at the perimeter for good measure. This is the kind of repair we document with photos at every step, so the homeowner can see exactly what was failing and exactly what changed.
